Artificial intelligence is beginning to reorganize the PPP landscape—and what it means to be human—at exponential speeds, and we’re seeing an end of an era of the PPP way that’s dominated the last 100 years. The century-old model of slow preparation, rigid procurement, and static risk allocation is giving way to something adaptive. The first cracks will appear in smaller projects where experimentation is tolerated. Frameworks will update in real time. Consortia will become vertically integrated organisms rather than temporary alliances.

The democratization of PPP is something we see happening, as capital is also becoming programmable. Blockchain-based financial rails are pointing toward a world where infrastructure investment is no longer restricted to a handful of funds and lenders, but opened to a global pool of participants. A $500 trillion infrastructure opportunity begins to look less like a market and more like a network.

New intermediaries are emerging. NGOs, long fluent in public institutions and social legitimacy, are positioned to translate between policy intent and commercial execution. They may become the alignment layer — shaping PPP projects so they are politically viable, socially acceptable, and financially bankable before procurement even begins.

The public-private singularity is rapidly approaching. The boundary between public institutions and private innovation will disappear, and infrastructure development will take off at unimaginable speeds.

In the world of contracts and claims, there’s a resurgence in activity across the MENA region, as money is shifting away from vanity projects to more urgent projects across water, power, education and transport. This is leaving contractors with terminated projects under stress.

The MENA region remains the world’s fastest growing region for construction, and we don’t see this slowing down as the Global South is finally catching up, and the divide between the developed worlds and developing worlds is quickly disappearing.

One thing remains true: acceleration itself is accelerating, and playing with AI is the only playbook now. We’re still early—AI is a three-year old child prodigy—but this is certainly the most interesting time in the history of business, and there is finally hope for the rapid innovation in construction—the physical operating system of our planet.
